We are looking for an engergized, experienced, and customer centric Building Technician II to join our club at our garden style community in Royal Oak This position is Part-Time.

POSITION OVERVIEW

CITY CLUB Apartments  (CCA), a luxury and high-end property, has immediately opening for a dedicated & detailed-oriented Building Maintenance Technician.  CCA  operates and manage  luxury property in the beautiful down-town area.  Our beautiful property contains:  bar/lounge, indoor/outdoor pool, spa, skyparks, offices, restaurants, fitness facilities, and much more.  The primary responsibility of the Building Technician II is to safeguard safeguards the interests of the residents and owners by maintaining the physical condition of property and equipment according to company guidelines and standards.  This Building Technician II also protects the property and equipment from damage, loss, and deterioration; and assesses and makes recommendation to the Chief Engineer regarding cost containment and asset preservation.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

  • Calibrates instruments and tools required for job responsibilities

  • Communicates with facilities management about any work that requires outside expert assistance

  • Evaluates, repair and maintain plumbing, electrical and HVAC systems in the building

  • Evacuates building in the event of an emergency

  • Receive and respond to tenant reports of mechanical or maintenance issues on their premises

  • Maintains corporate safety procedures at all times and comply with access control regulations

  • Maintains fire, carbon monoxide, smoke and other safety systems within the structure

  • Works with tools and supplies necessary to complete projects

  • Adheres to established policies related to the Fair Housing Act; conforms to all Federal, State and local inspections on equipment and systems as required; and follows OSHA, EPA and NFPA guidelines and standards.

  • Completes daily pool/spa maintenance and inspections to ensure proper water chemistry and cleanliness of pool/spa area, and to ascertain needed repairs or improvements

  • Ensures that all interior and exterior areas of the property are litter free, clean and presentable.

  • Ensures routine service requests are completed within 24 hours; follows-up with residents to ensure the service request was completed to their satisfaction.

  • Follows energy conservation guidelines and return climate control thermostats to the appropriate setting, including refrigeration units.

  • Interacts amicably with residents, with a “service-minded” attitude to identify and address needs or concerns regarding the condition of their apartment and building.

  • Maintains consistent and timely attendance, sets an example for their co-workers in punctuality.

  • Performs work to maintain curb appeal standards for grounds and landscaping, exterior and interior illumination, pool and spa, water features; and ensures high traffic areas are in excellent condition.

  • Performs general maintenance work on vacated apartments to prepare them for the next resident, which may include: drywall repairs, basic electrical and carpentry, plumbing, installing new locks and tile-work.

  • Troubleshoots basic appliance repairs and identifies replacement and installation needs.

  • Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts.

  • Works with the Chief Engineer to follow the Preventive Maintenance Program guidelines.

  • Works and Performs other job-related duties as assigned.

REQUIREMENTS

  • High School diploma / GED required; Vocational Training Certification and/or equivalent work experience.

  • Minimum of 1-3 years of Building Maintenance Technician experience within a hotel, commercial building, high rise environment, and/or multifamily community.

  • Excellent aptitude in electrical  & mechanical , and must score an 80% or higher on the pre-employment maintenance test.

  • Previous  maintenance experience:  electrical, mechanical, plumbing, drywall repairs, carpentry, and pool/spa maintenance experience; and HVAC knowledge with a EPA certification.

  • Willingness to inspect all electrical, mechanical, and plumbing aspects  of the property

  • Must have the ability to climb heights, lift up to 60 lbs., and climb a ladder

  • Flexible Work Schedule:  work evenings and weekends as assigned.

  • Ability to demonstrate teamwork by assisting coworkers and direct reports.

  • Ability to provide coaching to direct reports to develop their knowledge and skillset.
