Kensington Place currently has several openings in the Columbus area for FT Maintenance Technicians.

The position is responsible for maintaining the building and grounds including:

  • Basic facility repairs such as painting, drywall and other carpentry projects;
  • Completing preventative maintenance tasks on all equipment;
  • Performing routine maintenance of plumbing and electrical equipment; and
  • General grounds maintenance including mowing, landscaping, and snow/ice removal.  


General Summary: The Maintenance Technician position is responsible for overall upkeep of the assigned facility.  This includes providing basic maintenance, carpentry, and custodial services, as well as year-round grounds keeping, to all areas of the assigned facility and accompanying property. 

 

Essential Duties and Responsibilities:

  1. Performs routine and/or basic mechanical maintenance throughout the assigned facility including completing plumbing, electrical, appliance repair, and HVAC systems according to manufacturer’s specifications.  Performs preventative maintenance on facility equipment, maintains maintenance rooms, janitorial rooms, and related storage areas in a clean and organized manner to LSS standards.

  2. Performs routine custodial and basic carpentry duties as assigned including painting (interior and exterior), patching and spackling drywall, installing/removing flooring, and other basic carpentry and finish work.

  3. Promote the highest quality of life for residents by ensuring the building, grounds, and systems are maintained to the highest quality standards and within the facility’s operating budget.

  4. Maintains the facility grounds on a daily basis following protocol and expectations.  This includes trimming, edging, mowing, removal of leaves and debris, bagging clippings, fertilizing, and watering.  Manages snow removal for the facility.  This includes ensuring all steps, walkways and emergency exits are free of snow and ice, removing snow from parking areas and away from the building, walkways, drive ways, and parked cars.  Applies ice melt products to ensure safe environment.

  5. Reviews, analyzes, prioritizes work schedule based on individual work order requests, as well as routine maintenance and grounds keeping requirements. Acts as liaison to residents regarding status of work order requests.  Keeps community manager apprised of work order status.

  6. Maintains accurate records including inventories of tools, supplies and appliances.  Maintains vacancy reconditioning logs, work order log book, and all other necessary documents.

  7. Performs routine HUD and LSS required safety inspections and documents results.

  8. Performs basic facility maintenance including checking, filling, and/or replacing equipment fluids and filters, screens, etc. Notifies supervisor of damage or decay to any area of the facility including building structure, catch basis, walkways, and parking lot.

  9. Provides accessibility and support for contracted outside service providers.

  10. Maintains OSHA and OBWC work standards and records.

  11. Performs other duties as assigned.
